Committee moved to approve the demolition and new project site plan, building design & landscaping with the understanding that the project drawings be modified in the following manner: (1) the relocation of the building northward by 4' to allow for the installation of a 24'-0" wide south drive aisle w/parking stalls to be adjusted accordingly; (2) in conjunction w/#1 above, removal of the west parking space on the building's Memphis Avenue (south) side to ensure better traffic flow; (3) removal of the green fascia from the building facade in the area north of the convenience store main entry on Ridge Rd. elevation; (4) utilization of brick in lower window areas currently depicted as clear glass everywhere other than at the main entrance door and the future doorway entrances; (5) depict the pump canopy on all elevation drawings; (6) add curved concrete curbing as protection for future ground-mounted monument sign at street corner; (7) add security gate and fence at north and south entrances to rear walkway area; and, (8) depict footprint of adjacent houses on site plan. |
